New Home Renovations 2013
 
FRONT ELEVATION
BEFORE:
The house was sitting empty on the market for several months and needed some lovin! Apparently no one was able to look past the hideous faux  tuscany decor or the overgrown bushes!! Glad we were able to see the potential in this gem and we LOVE our new house!!
 
 
 AFTER:
Amaizing what a little bush trimming (and a trip to the ER) along with some miracle grow will do to the outside of a house!!
 
 
KITCHEN
BEFORE:
Where do I start?!! Plaster grapevines, Oak cabinets, electric stove top in the middle of the island, dated lighting, cheap black granite with a butt ugly backsplash and super dated appliances. The good thing about the kitchen was that we LOVED the unique layout and how open it was. We didn't have to change where anything went (except the stove) and we loved the high ceilings and how it looked right into the great room and dining nook. The cabinets were in great shape so all we had to do was paint them!



 
AFTER:
What a transformation!! This is where we did most of the work in the house and can see the biggest difference. The inspiration was definitely the brick backsplash that I wanted SO bad and the white cabinets that we wanted as well. From there, we just matched everything and the outcome was a total surprise! We installed new stainless steel appliances, got rid of the electric cook top and installed a gas counter top range with a griddle in the middle (love it!) to the opposite side of the island, expanded the island to make it into a bar, painted the cabinets and bar, had a custom made hood vent made, installed new lighting, replaced all the countertops, and backsplash, took out the useless butlers pantry and had a custom made floor to ceiling pantry put in and installed new flooring! The Result: I LOVE, LOVE, LOVE my new kitchen! It's exactly what I wanted and I feel it really reflects Joe and I's style perfectly.
 
 
 

 
 
 
 
 
BREAKFAST NOOK
BEFORE:
Just plain old ugly paint and faux brick arches! The plaster grapevines were gorgeous though :)
 
 
 
AFTER:
A little paint and some new texture goes a long way!! The room is quite large so we don't need a second dining area and the floor to ceiling windows are awesome!!
 
 

 
 
FAMILY ROOM
BEFORE:
I think the pictures pretty much speak for themselves. Faux orange and salmon paint, ugly brick, terracotta flooring and faux brick arches. It was like Tuscany threw up.
 
 
DURING:
The thick hand troweled faux painted walls were the first to go!! But it really is a Texas size room with awesome Texas size windows and arches. So we saw the potential!! We found a VERY rustic beam from 1920 that was taken out of an old mill back east and we had them cut it in half, and then cut them to fit all the openings where we wanted to install it so it all matched. We ofcourse had to clean out all the bugs and old rotten wood!! But they turned out beautiful and add such a true rustic feel to our house!


 
 

 
 
 
 
AFTER: We knocked down the middle arch (which was load bearing and we had to install metal plating and support beams) we squared out the arches, added  the old beams to the mantel and arches, rebricked the fireplace, painted,installed mid tone laminate flooring throughout the ENTIRE first floor and had a custom made entertainment center built.
 

 
 
 
 
KITCHEN WALL
BEFORE: So we had this awful tuscan thick hand troweled plaster all over the house and it was very prominate on this wall (especially with the beautiful orange and salmon faux paint!!) For real.
AFTER:
I really wanted to give my home some extra pop and thought wall treatments throughout was a really affordable and easy way to do that. Sticking with my whole, crisp and clean with rustic flare taste I thought this wall turned out perfect. You can't really see that it wraps around the corner but it does and that is where we have our computer desk and a lot of storage.
 
 
 
PLAYROOM
BEFORE: So this room is really suppose to be a den/office but a playroom is much more fun and useful! And who the heck paints a room light yellow with a dark tan ceiling?! WT

 
AFTER
New carpet, a coat of paint on the ceilings and walls and we're good! I wanted to add pictures in a really unique way and found this tree idea on pinterest! I think it turned out SO dang cute and fun! My kids love the room and I love no toys in the rest of my house so it works out!!
 

 
ENTRY/HALLWAY
BEFORE: Tan, tan, tan and ugly terracotta flooring throughout the ENTIRE first floor.
DURING:
LOTS AND LOTS OF PAINT AND PLASTIC SHEETING!!


 
AFTER:
Clean, crisp and NOT tan!!


 
LIVING ROOM
BEFORE: Ok, this room was hideous!! It was peach with a silver leafed ceiling and ugly terracotta flooring.
AFTER: I am OBSESSED with old brick if you can't tell!! And knew I wanted a brick feature wall somewhere in my house. I thought this room would be perfect for it!
 
 
 
MASTER BATHROOM
BEFORE: What do ya know...TAN!! Everything was boring builders grade tan and cream. We wanted to add some color and some character.
 
AFTER: We pretty much gutted the master bathroom. And during demolition the contractor found 4 EXTRA feet in our shower!! Crazy how people decided not use space! So we expanded the shower, installed a bench seat, added the window to see into the bathtub and add light, re tiled EVERYTHING, added a second shower head and installed a new glass door. The result: OUR DREAM SHOWER!! Ok, apparently everyones dream shower... we don't ever have to even ask our kids to get in the shower, they are begging to take them and most of the time we can't get them out! (terrible phone pics sorry)


 
MASTER BEDROOM
BEFORE: This room was really dark and once again, TAN!!! It had cheap laminate flooring and felt really cold.
 
AFTER:
I had the ceilings painted and installed board and batton a little higher than my bedframe around the entire room to lighten the whole room up. I painted the top half a really rich dark grey brown color and I think it turned out great! Just waiting on curtains now...

 
JOSIE'S ROOM
BEFORE: This room was just plain boring and tan with cheap laminate flooring!!
 
DURING: I thought this wall was PERFECT for a feature wall of ship lapped siding painted bubblegum pink!!
 
AFTER:
This room turned out SO cute I think! I LOVE having girls and decorating for them!! Obviously, we painted the entire room plus ceiling, installed new carpet, and the shipped lapped wall and got new furniture. She loves it!
 


 
COOPERS ROOM
BEFORE: I don't know why I don't have before pics of this room!! It was SO ugly!! Just imagine pewk brown/green color all over.



 
AFTER
Painted the ceiling and walls light cream, added the fun blue strip and of course my FAVORITE COLOR.... LIME GREEN!! Installed new carpet, and added a custom closet!



 
UPSTAIRS HALLWAY
 
BEFORE: Boring tan hallway... perfect for stripes!!
AFTER
 
 
TATE'S ROOM

BEFORE: We installed new carpet over the cheap laminate, painted the boring blue room and added stripes!!
